How to avoid DHA file fraud

The DHA file market is huge and largely informal. Here are the scams that actually happen — and the exact checks that protect you.

The five common scams

What goes wrong in DHA file deals

Most DHA file fraud falls into one of five buckets. Knowing them is half the defense.

Forged allocation letter

A printed paper that looks real but doesn't exist in the DHA registry. Easy to fake, hard to detect from a phone photo.

Double-sold file

Same file sold to two or more buyers. The first to transfer wins; everyone else loses their money.

Personal-account wire

Broker asks you to pay an individual's account. Money disappears. You have no legal recourse.

Hidden lien or court case

File looks clean but is pledged to a bank, or sitting in inheritance dispute. DHA refuses transfer.

Fake seller identity

Person showing the file is not the legal allottee. They have no right to sell.

Pressure tactics

Broker rushes you to wire money before you can verify. Real deals never need that pressure.

What MFX does

The exact checks before any file is listed

Document review

Procurement visually inspects scanned allocation letters or affidavits, runs AI-assisted parsing of file numbers, plot, allottee name and dates, and cross-references against MFX's own database of previously listed files.

DHA registry confirmation

A team member calls or visits the relevant DHA branch in the city (Lahore, Islamabad, Karachi, etc.) and confirms the file exists, the holder matches, and there are no flags on the registry.

Lien check

Direct inquiry with the file holder's bank to confirm the file isn't pledged as collateral on a loan. We require either a no-lien certificate or an explicit clearance email.

Duplication check

Automated scan against MFX's database to make sure the same file isn't already listed by another supplier. Catches the double-sale scam before listing.

Supplier KYC

CNIC verification of the supplier, history with MFX if any, and sanctions/PEP screening for high-value transactions.

Court-record screening

Search against eCourts records for any litigation involving the file or the holder. Catches inheritance disputes, partnership disputes, and other claims.

Only after all six steps clear does the file appear on /browse.

Self-protection

Even when buying through MFX, do these

Without MFX

Red flags to walk away from

  • Seller refuses to share the file number for verification.
  • Wire instructions go to a personal account, not a Pvt Ltd.
  • Pressure to decide today without paperwork.
  • Broker won't let you visit the DHA office to confirm.
  • No written agreement before token payment.
  • Claims the price is way below market with no explanation.

With MFX

Green flags that signal a clean deal

  • Public listing with file number, photos, and benchmark.
  • Wire to a verified corporate bank account.
  • Reasonable timeline that lets you verify independently.
  • Encouraged DHA office check, not avoided.
  • Auto-generated reservation agreement at the moment of token.
  • Transparent reasoning for the price, not 'trust me'.

Verification you can use

The Certificate of Verification protects you forever

Every file MFX transfers ends with a Certificate of Verification: a signed PDF with an embedded QR code. Anyone — your bank, your future buyer, your accountant — can scan the QR to confirm the certificate is authentic against the MFX database.

The certificate carries an HMAC signature that proves it was issued by MFX. Forged certificates fail verification immediately.

Try the verifier with any certificate hash.

Common questions

I already paid a broker and now I'm worried. What should I do?

Don't wire the balance. Visit the DHA office in person or have a trusted relative do it, file number in hand, and confirm the file exists and the seller is the legal allottee. If anything doesn't match, contact a lawyer immediately.

How does MFX know the seller is real?

We require CNIC and run identity matching against the file holder name in the DHA registry. We also run sanctions/PEP screening for high-value transactions.

Can a fake DHA staff member help fraudsters?

Rare but possible. Our procurement uses multiple branch contacts for cross-verification on high-value listings. We don't rely on a single source for any transfer.

What if I want to verify a file MFX hasn't listed?

Email support@mfx.pk with the file number, city, and phase. We can usually run a quick check at the DHA office for a small fee even if you're not buying through us.

What guarantees does MFX provide?

If MFX cannot deliver a file you've reserved, we refund your token in full within 7 business days. If you receive a Certificate of Verification, that certificate is permanently verifiable through our public verifier.

Buy with the audit trail you deserve
